The market holds it's ground after some major retractions

The Koh Samui market has some buoyancy despite all of the negativeness in the overall Thai market what with a new PM and the general world economy in tatters.Prices especially for many houses have fallen (some 25-30%)because of supply and demand being unbalanced and in the past over keen developers who continued building homes with no buyers in site a few years ago fuelling the present problem.

There is however constant good luxury house rental enquires at our office at present especially with the lead up to Xmas and a constant demand for good sensibly priced beachland.(The only property continuing to jump by min 15%-20% per year) Just yesterday I saw some outrageous priced beachland at Bangrak at 18M for 100TW. So be careful not to jump in or fall in love with the land if it is overpriced as it is "a buyers market indeed so shop around.

Local buyers from Samui and Phuket are keeping the market going with sporadic buys of mainly beachland.There have also this year been upmarket sales of $US3M on the beach at Lipa Noi for a large 5 bedroom villa.

So it appears the market is moving right at the top and right at the bottom with also sales we have noticed at 5M baht for 2 bedroom homes in our area.

It may take some time for the soaking up of an over-supply of many mid price range houses(20M-40M) and the unstable world economy in general however I believe even after all Thailand has been through the market is still not all that bad considering what we have been through.

Our best recommendation would be for investors or new home buyers to concentrate on the beachland acquisitions only if the budget suits as this is where you will definitely make money(as mentioned above).

If you must buy that house you have seen haggle all you can as the ball is firmly in your court and the buyers must sell if they are to move on.
