Xmas Wishes from Koh Samui, Now The Cosmopolitan Island of Asia.
The Market here has corrected itself at last, yet Koh Phangan is

The Report
The finish to the year has showed us that
Koh Phangan is definitely moving upwards with some beachfront land
rising in Febuary from 3.3 mill per rai in Tongsala to 6 mill per rai. I
would suggest that Bantai and in fact all of the southern coastline of
KP the best place to invest your money for the future if your looking
for a good investment. Try and pay between 5-6 mill per rai but no more.
The ocean headland on the cliff area around Haad Rin area has some of
the most spectacular views towards Samui and can be purchased for as low
as 2 mill per rai.
We have seen a catching up in the last
few years of Samui to Phuket and now the same is happening with KP to
Samui, it’s just simply a natural progression. With discounts in the
vicinity of 50-60% this island has to be the next to go and appears that
way with the figures that we are recording every day. When the large
resorts(3-5 star) catch on that it is a very idyllic peaceful location
without the craziness of the roads of Samui and promote it as a good
getaway island it should roar off. All you need is a Sheraton or Hilton
to build there and it will be well on the way to being the next Samui.
With Tongsala ferry port linking the international airport about the
same time distance by speedboat say 20 mins as Bangpo in Samui is to
airport it,s a great buy.
Koh Samui beach and seaview luxury houses
are still making good progress throughout a very much settling market
some houses dropping from their original 28 mill baht sky high offers to
a more realistic16 mill eg recent sale. The market is still there but
the buyers have the whip now well in their hands and are able to shop
around all day long. It’s the old story of supply and demand.
I would recommend buying strongly either
a luxury house on the beach or with good seaviews in Samui at obviously
realistic prices, KP beach land at no more than as mentioned. Seaview KP
land varies a lot so check around and check that the title is at least
Chanote, NSS or at worst upgradeable Sor Kor Neung where you will really
get some good buys.
Depending on your pocket the now well
established Samui with the magnificent Chaweng Beach, the island’s
overall cosmopolitan feel and good shopping including the Lotus
Supermarket ,the internationally linked airport, excellent nightlife for
exclusive bars and restaurants and nightclubs makes it a good safe haven
for your investment dollars.
Avoid paying more than 10-12 mill per rai on the beach, anymore is
expensive,16-20 mill per rai is not cheap beach land anymore that’s for
sure!
