The
Report this month shows at present the market
in Samui is in a very choppy area, e.g. 2 rai at Bang Po purchased 2 yrs
ago at 5 mill/rai, the same land had an offer 12 mill/rai a few days
ago, which the owners rejected, saying the can get more. In North
Chaweng beach land 1.75 years ago, trading at 6 mill/rai, current sales
at 8 mill, now asking 16 mill/rai. Bophut mountain land has seen prices
jump from 2 to 3.5 mill, and yet many of the buyers have suddenly
vanished. The right pricing here probably 2.75 to 3 mill per rai for
the better seaviews. Overall mountain land has slowed, beach land
demand has accelerated again. Bargain beach land available, Phang Ka,
Thong Krut, Bang Kao and Hua Thanon at 5 mill/rai. 20 mill+ houses are
worse affected with little or no offers being made as people realize
they can buy their own land and build their own house at a large
discount. Chaweng has 100 bungalows being built for rent next to Samui
Bay View Villas with commanding beach / seaviews. There is an enormous
growth in three and four-storey ring road office / houses. A block near
Lotus two months ago was 3 mill Baht each, then 3.2 mill, sold out, the
last one available at 4.2 mill. Maenam and Bophut have two extremely
large building sites under way with similar housing and a resort to be
built.
Summary: In this market
check prices extensively before you buy, or you could pay double the
true value.
