The
Report this month explores some
of the better buys around the island and also notes there is some heat
coming off the market but continued growth.
At present there is a
new housing estate in Bhoput called The Bhoput Project with currently 50
rai soon to increase to a total of 200 rai, 10 mins to Lotus, facing due
north which has beautiful views of Koh Phangan and the surrounding bay.
It has plots ranging from 1 – 10 rai available, making it an attractive
subdivision without the stereotype 1 or 2 rai plots. Prices range with
full seaviews from 2.5 mill baht to 3.0 mill baht, underground electric,
water and road. This is good buying 15 mins from Chaweng and is good
value in the current boom.
Also near Chaweng there
is a new nearly completed small ring road development suitable for
office and home with 3 floors, off-street parking close to all
amenities. At only 3.2 mill per triplex this is amazing value
considering the proximity to Chaweng Beach, Lotus and being on the main
road 5 mins away. We advised you in our July Report of a similar
development in Maenam, which has completely sold out for 4 mill per
apartment, so this makes this another value buy.
There is also a new
development at Phangka Bay of 34 rai with outstanding seaviews although
the road and electric is soon to be completed prices, should be around
2.5 – 3 mill per rai.
There has recently been
some discussion about an airport for Koh Phangan, with it’s runway to be
built in the sea. Although some 3-5 years possibly away, “Samui’s
little sister island” is good value especially if this comes to
fruition.
Summary: We recommend
as mentioned that finally the market is leveling with some house prices
correcting 20% from their original asking price. So again don’t get
caught paying a premium in the rush. The heat is coming off but the
fire is still there. Look for the better buys and always shop around
before you purchase.
